Full Site Measured Survey

Following an initial discovery call we will arrange a measured site survey, where our surveyor will pop over and take detailed measurements of your property. From this we will produce a full set of architectural drawings, including plans, sections and elevations of the property.Whether this is for an extension or renovation, accurate plans and elevations are essential in allowing us to understand the constraints of your property. We aim to do this as quickly and efficiently as possible with minimum disruption to you.

Planning Applications

Whether you require Householder Planning Permission, Full Planning Permission, a Change of Use, a Certificate of Lawfulness for Permitted Development, a Prior Approval Application for a larger home extension, or even a Retrospective Planning Application, our team provide expert advice to guide you through all your planning needs.Once we have a detailed understanding of your requirements, we get to work on creating initial sketch designs to maximise the full potential of your property, considering circulation, natural light, ventilation, materials, design style, planning constraints and much more.We organise design workshops to present our ideas and work closely with you to refine the proposal until you are happy with the design. When the project is ready to be submitted for planning, we then produce a comprehensive set of existing and proposed drawings. This is supported by a Design & Access Statement or Planning Statement which demonstrates how the proposal is a suitable response to the site.We compile the required documents and submit the Planning Application to the Local Planning Authority on your behalf. Once submitted, we liaise with the LA Planning Case Officer to ensure a smooth planning process.

Building Regulations

Once planning has been granted, we produce the architectural technical drawings and specification required for the Building Regulations submission. This is to ensure that any construction work carried out will comply with UK Building Regulations.We ensure the design addresses key factors such as Fire Safety, Site Preparation and Resistance to Contaminates & Moisture, Resistance to Sound, Ventilation, Drainage & Waste Disposal, Protection from Falling Collision & Impact, Conservation of Fuel & Power, Access, Electrical Safety, Security and more.Your project may require consulting your local water authority and obtaining a Build Over Agreement. We deal with all of this for you and on your behalf, along with the submission of the Building Regulations Application and liaising with Building Control.If you need assistance in acquiring cost estimates or finding a builder, we are more than happy to contact builders and assist you with this process.
